How the AI ranking works
InvestBatumi.ai ranks under-construction projects in Batumi with an AI-assisted analysis of public information. This page explains what goes in, how a score is built, and what the score does not tell you.
1. What information is used
Only information that anyone can find publicly: developer websites and announcements, government and official news, property portals and agent listings, and press coverage. Each project page lists the sources it was built from. We do not use private or confidential documents.
Prices are the lowest advertised prices at the time of review. They change often and are not an offer. Where a figure cannot be found publicly, an estimate may be used, and the project is then shown with a lower confidence level (see point 5).
2. Four criteria, one score out of 10
Each project gets a score from 1 to 10 on four criteria. The overall score is their weighted average.
Developer
30%Looks at: Developer rating, build status, schedule status, delays against the first announced completion date.
The developer rating is the starting point. It moves up for a delivered project and for a project on track, and down for a project that has not started, is flagged as behind schedule, or has slipped from its first announced date.
Location
30%Looks at: Zone and distance to the sea.
Half of the score is how in demand the zone is (the centre and the new boulevard score highest, the outer coast lowest), half is how close the project is to the water.
Project potential
30%Looks at: Project potential rating, projected return, amenities, hotel brand, management company.
The project potential rating carries 40%. The rest is the projected return, how many of pool, spa, restaurants and parking the project has, whether an international hotel brand is attached, and who will manage it.
Financial terms
10%Looks at: Starting price per m², down payment, installment period, starting ticket.
Lower prices, a smaller down payment and a longer installment period score higher.
Overall score = Developer × 0.3 + Location × 0.3 + Potential × 0.3 + Financial × 0.1
3. Ratings of the developer and the project
The developer rating and the project potential rating are assessments built from public information: the developer's track record and delivery history, the location, the position of the project in the market, its brand and its management. They are judgements, not measured facts, and reasonable people can score them differently.
4. Ranking
Projects are ordered by overall score, shown to two decimals. Projects with the same score share a position. A project needs at least 60% of the model filled in to get a position. When one input has no data, it is left out and the others are re-weighted: a missing value is never counted as zero.
5. Confidence level
Every score shows how much of it rests on estimated inputs. High means up to 2 estimated inputs, medium up to 5, low more than that. A low-confidence score is a first reading of a project that has little public information so far, and it will change as more becomes known.
6. What the score does not tell you
- It is not a forecast of returns or of the price of any unit.
- It does not replace the sales contract, a lawyer, or a visit to the site.
- It can be wrong or out of date. Developers change prices, dates and terms without notice.
